Corporate rates and extended stay discounts available.
General Policies:
- 1847 Blake House Inn Bed & Breakfast is non-smoking inside. Smoking is permitted outside only. Please use the designated ashtrays on the front and back porches.
Minimum Stays:
- A two night minimum stay is required on weekends from April - December & Thursdays - Sundays from June - September.
- Our Sycamore Suite carries a two night minimum stay on weekends from January 1 - March 31.
- Holidays may require a 2- to 3-night stay, including New Year's, MLK, Valentine's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, and Christmas.
- We will consider breaking our minimum stay requirement for last minute reservations (within 5 days of check-in) with a $30 fee added to the nightly room rate.
Guaranteeing Your Reservation:
- One night's deposit (excluding taxes) is required for all reservations.
- 50% of the total amount is due for packages and groups (3 or more rooms).
Cancellation Policy:
As a small establishment, we rely on our guests keeping their reservations as last minute cancellations become a burden when we are unable to rebook a room. One cancellation means losing 15%-20% of our business for several nights, therefore, we ask that you honor our cancellation policy.
- We require a 7-day cancellation for all reservations. A refund of your deposit minus a $25.00 handling fee per room will be given for cancellations made with at least 7 days notice. If cancellation is made with less than 7 days notice, there will be no refund made of the deposit.
- For group reservations (3 or more rooms), holidays requiring a 3-night stay, and for Thanksgiving, Christmas, and New Years, we enforce a 14-day cancellation policy.
- No Shows - Guests with confirmed reservations who do not call or otherwise notify us that you will not be keeping your reservation, will be assessed the entire reservation amount.
- For group reservations (3 or more rooms) or for Thanksgiving, Christmas, and new Years, we enforce a 14-day cancellation policy.
Methods of Payment:
- Cash, personal check, Visa, MasterCard, Discover, American Express, and Traveler's Checks are accepted.
- We also accept the following Gift Certificates: BNBFinder.com, bedandbreakfast.com, Blake House Inn Gift Certificates, and NCBBI gift certificates.
Checking In & Out:
- Check-in is between 3:00 - 6:00 pm (Mondays - Saturdays); 4:00 - 6:00 pm (Sundays). If an earlier or later check-in time is needed, please notify us in advance so that arrangements can be made to accommodate you. Check-ins before 3:00 pm will incur an Early Check-In Fee of $10.00 per hour even if the actual arrival time is later than scheduled. Early Check-Ins require additional work from our staff and, therefore, if we are asked to prepare your room early, you will be responsible for the fee, even if you do not arrive when scheduled. If you need to check in after 6:00 pm, we have self check-in procedures that will be given to you in advance.
- If you arrive and the Innkeeper is not in the Inn, please check the Carriage House Office.
- Check-Out time is 11:00 am. We would be happy to hold your luggage after check-out, if needed, at no charge. We will accommodate late check-outs up to 1:00 pm if possible. Late Check-Outs incur a $15.00 fee per hour or part thereof after 11:00.
- Early Check-Outs: If 50% or more of the reservation has been used, guests will be responsible for the remainder of the reservation. If less than 50% of the reservation has been used, guests will be responsible for half of the reservation, plus an Early Check-Out Fee of $40.00.
Children:
- We are a child-friendly B&B. Children of all ages are welcome. There is no additional charge for children 5 and younger. Our Carriage House Sycamore Suite is perfect for families as it can sleep up to 6 people and has a small kitchenette with table and chairs as well as a separate living room.
Pets:
- We welcome pets in 4 of our guestrooms: the Holly, Magnolia, Dogwood, and Lilac Rooms.
- We welcome cats and dogs at the Inn. Each pet incurs a $10.00 per day pet fee. This helps pay for the additional cleaning costs so that future guests with animal allergies are not inconvenienced.
- We ask that dogs be kept on a leash when not in their guest room and please do not allow your pets on the furniture. In order to remain pet friendly, it's important that our furniture and bedding remain clean.
- If you leave your pet in the room alone, they should be crated. If your dog(s) is a barker, we may ask you to take him/her with you so as not to disturb other guests.
- We encourage you to take your dog(s) to At Play With Sparky, so he/she can exercise and interact with other friendly dogs while you are out. Sparky's is located between Biltmore Village and downtown so it's very convenient. We can also recommend a local pet sitter if you prefer that your pet(s) remain in their room.
- Any damage to a person, guestroom, or the Inn's property (whether caused by a pet or guest) will be the responsibility of the registered guest. All damages will be charged to the credit card on file.
- Donate pet supplies and save $10! Bring any of the following to our donation box and we'll take $10 off your total: Science Diet dog, cat, kitten and puppy food, canned dog and cat food, blankets and towels, pet toys, loop leashes, paper towels, gift cards to Staples, Office Depot, Office Max, peanut butter, and/or trash bags. Please only bring new items. Once the box is full, we will donate everything to the Asheville Humane Society.

From I-40 East or West Bound
Take exit 51 (Sweeten Creek Road/US 51A exit). Turn left off the exit ramp onto Sweeten Creek Road. Once Sweeten Creek Road narrows from a 4-lane highway to a 2-lane highway, count 5 stoplights (approximate distance from the exit is 6 1/2 miles). At the fifth stoplight, turn right onto Royal Pines Drive (there is a Market Center Express gas station on the corner). The Inn will be one block down the road on your left.
I-26 West from Spartanburg, etc.
Take exit 40 (Asheville Regional Airport/Hwy 280 exit). Turn right off the exit ramp onto Airport Road. Go 2 miles to the intersection of Hendersonville Road (Hwy 25) and Airport Road. Cross over Hendersonville Road/US 25, and Airport Road becomes US 25A (Sweeten Creek Road). Continue 1 mile to first traffic light (there is a Market Center Express gas station on the corner). Turn left onto Royal Pines Drive. The Inn will be one block down the road on your left.
From Biltmore Estate
Go straight out of the estate (McDonalds is on your left). Continue straight through traffic light and continue for 7 1/2 miles on Sweeten Creek Road (Hwy 25A). You will cross under I-40. Once Sweeten Creek Road narrows from a 4-lane highway to a 2-lane highway, count 5 stoplights (approximate distance from the exit is 6 1/2 miles). At the fifth stoplight, turn right onto Royal Pines Drive (there is a Market Center Express gas station on the corner). The Inn will be one block down the road on your left.
From Blue Ridge Parkway
Take the US 25 South exit (Hendersonville Road). Follow Hwy 25 through Skyland for 3-1/2 miles. Pass Black Forest Restaurant (on your right) and Arden Presbyterian Church (also on your right) and at the next traffic light (Sagebrush Steakhouse is on left) turn left onto Royal Pines Drive. Go 3-1/2 blocks and turn right into parking lot.
